Our Comments: Seventeen07 started off last spring as a condo conversion with a lot going for it. Location, some good prices, and nice interior finishes. Quickly it seemed to gather some sales momentum as its lower priced 1bedroom units flew off the market. However, the momentum slowed and the larger units, which were, and remain, over-priced in their market, failed to move. Last week they held a 1-day auction where they were marketing the sale of 17 condos. Although we did not attend, we hear mixed reviews that they sold between 12 and 14 of their condos, but did not auction the remaining inventory due to lower than expected max bid prices. We look forward to seeing the actual recorded sales on these condos. We do wonder how this strategy will affect 1. The owners who originally bought into the building and 2. the integrity of the project as a whole. Only time will tell!
Their Comments: Seventeen07 is no longer marketing their units through their website other than to push an expired auction. It is anybodys guess as to what their next move will be. As of the day of this post, they are advertising 1 listing of 10 available on the MLS. That listing quotes a “silent auction” which was supposedly held on Oct. 24th, but which has not affected the status of their listing on the MLS. We are interested to learn of the success of their recent auction and look forward to their next move!
